Yes — almost always. Localised rot is cut back and rebuilt with structural epoxy made for timber repair; timber that's genuinely gone is spliced out and replaced with new seasoned hardwood, matched to the original profile. Rarely — but it happens: rot through the majority of the frame and box, severe termite damage, or a sash so far gone that a new one costs less than rebuilding it. If that's what we find, we say so at inspection rather than sell you a repair that won't hold.
Structurally repaired sections are shaped to the original profile, sanded and primed — after your painter's topcoat, a good repair disappears. We photograph everything, so you'll always know exactly what was done and where.
Moisture that keeps arriving faster than the timber can dry: leaking gutters, failed flashings, cracked sills, paint that's given up. That's why we identify the moisture source in writing on your quote — fix the cause and the repair lasts; leave it and no repair will.
Builder's bog over soft timber traps the moisture that caused the rot in the first place. It looks fine for a season or two, then cracks out and the rot is worse underneath. Painters know this — it's why good painters refer rot to us and topcoat after we've repaired and primed.
Work pauses. You get photos, a written scope and a written price, and nothing proceeds until you approve it in writing. You will never be invoiced for work you haven't approved — that's a standing rule, not a courtesy.
In period homes, unsealed windows and doors are usually the biggest single leak — gaps around sashes add up to the equivalent of a permanently open window. A brush-seal system fitted properly cuts the draught without stopping the window opening.
Draught-proofing stops air leaking around the window (from $190/window with any repair); double glazing improves the glass itself. Yes — all three are routine. Broken cords are replaced, painted-shut sashes are released and eased, rattles disappear with the seal system. This is standard servicing work, priced from $480.
The opposite. The seals ride in machined carriers and the sash is eased and rebalanced as part of the job — windows generally run better afterwards than before.
Yes. Draughty and rotted external timber doors get the same treatment as windows — perimeter and door-bottom seals, ease and adjust from $290 while we're already on site, and rot repairs at the same published tiers.

Usually, yes — and often without scaffold. Sash windows are designed so the sash comes out and is repaired from inside, on the bench. Where external access equipment is genuinely needed (external sill work, fixed windows), it's identified at inspection and quoted separately at cost.
Because a proper repair means a proper setup: drop sheets, surface protection, lead-safe preparation and full cleanup. Doing that for a $150 job means rushing it — so we don't take $150 jobs.
Most single-window repairs are finished in a day, and no — once we're set up, you don't need to be home. Every job is photographed before, during and after, and the photos come with your invoice.

If the house is pre-1970s, assume yes. We treat every period window as lead-painted: wet methods, containment, extraction and P2 protection, no dry power-sanding, full cleanup. It's non-negotiable and it's included in every price.
Like-for-like repair of existing windows is generally exempt from heritage permit requirements, and repair is exactly what heritage overlays are designed to encourage. Once, yes — the new owner keeps the cover if we're notified within 60 days of settlement. On a pre-sale repair, that's a genuine selling point to hand your agent.
We prime every repair, but primer is protection for weeks, not years. The topcoat seals the repair against the weather permanently — skip it and the best repair in Melbourne will eventually let moisture back in, which is why cover depends on it.
All the time — it's the natural order of the trade: we repair and prime on Tuesday, your painter topcoats on Thursday. We record the primer product on every job so your painter knows exactly what they're painting over. Painters: if you keep finding rot you can't fix, talk to us — we'd rather work with you than around you.
Cracked panes found during a repair are re-glazed as part of the job where practical. For glass-only work we'll point you to a good local glazier — it's a different trade and we don't pretend otherwise.
